New “Legacy Gate” Commercial Development at Legacy Ridge Entrance on Scenic Drive N. Set to Open Spring, 2017

    Residents of Legacy Ridge, Uplands, Black Wolf and other neighbourhoods in North Lethbridge will soon have a shorter drive for gas, their morning coffee, a car wash and other services at a new commercial development presently under construction at the corner of Scenic Drive N. and Mildred Dobbs Blvd. N.

    Legacy Gate, built and managed by local company Sherwood Developments Inc., will feature a Tim Horton’s (restaurant and drive-thru), a Petro-Canada Fuel station, a 7-11 convenience store and a Jetz car wash facility, all tentatively scheduled to open in Spring, 2017.

    “North Lethbridge has experienced significant residential growth but the commercial development hasn’t necessarily kept pace,” said project manager and Sherwood Developments Inc. owner Matthew Sherwood. “We believe that adding much-needed services to the north side, specifically the Legacy, Uplands and Black Wolf communities will, in turn, add value to living in these areas and provide residents with even more of a neighbourhood to be part of.”

    The property is more than 30 per cent leased and additional space is available on the six-acre lot for professional offices, medical, dental and pharmacy businesses, restaurants, a bank or other retail outlets as market demands. Construction began in August, 2016. The anticipated completion date for Phase One of the development is spring, 2017.

    The project will cost an estimated $7 million to construct. Local architect Ian Moxon developed the site plan. Silver Ridge Construction is the general contractor. Avison Young Lethbridge is leasing the property on behalf of Sherwood Developments Inc.

    “There’s plenty of room in our development for businesses to join us and take advantage of a unique space and location,” Sherwood said. “We want to become the neighbourhood centre for this part of the city, and believe that we are on the right track to achieve that goal.”

    Sherwood said the project will continue the theme set by Melcor Developments and the City of Lethbridge to name roads and spaces in the Legacy Ridge area for prominent Lethbridge women.

    “My grandmother, Eva R. Ellison, was a member of one of the founding families in the community,” Sherwood said. “Our family business, Ellison Enterprises, dates back nearly 115 years and has strong roots in the community.  She was well known to have worked closely with her husband, Reed Ellison, on many community service projects that shaped how the city grew. As part of the green space within the development, we are putting up a monument and plaque that reflects her contribution to the city.”

    Sherwood said his grandparents arrived in Lethbridge in the fall of 1932. “They were sent by my great, great grandfather to manage the affairs of the Ellison Milling and Elevator Co., which he had founded in 1902.” The milling complex still stands prominently on the corner of 13th St. and 2nd Ave S. and is now a part of the Parrish and Heimbecker Company.

    “Grandma Ellison was well known to have worked closely with Grandpa on many community projects that shaped the city as it grew,” Sherwood said. “She was his personal secretary and advisor as he served on numerous boards and committees. She, herself, was involved with the Red Cross, the Western Canada Arts Festival, the 1975 Canada Winter Games committee, Kiwanis Music Festivals, political campaigns, Home and School associations and many church activities, cultural events and teaching assignments. She was an avid historian, genealogist, supporter of the arts and was a champion for any cause that enhanced the growth and development of Lethbridge.”
